Our aim is to ensure that we complete the legal work involved in the transfer of ownership of land in an efficient and professional manner.

Whether you are buying or selling a property we will undertake the preliminary work which in the case of a sale will include drafting the initial contract and obtaining the title deeds and addressing any preliminary enquiries that are raised by the buyers Solicitors.

In relation to a purchase, we will upon receipt of your instructions immediately put into process the searches which are required and make the relevant enquiries with the Sellers Solicitors and liaise with your mortgage lender to ensure that all is in order.

After consulting with you, we will carry out the appropriate searches which we feel are beneficial to you and we will keep you up dated in relation to the expenses that are likely to be incurred by you in relation to the searches. The searches are dependant upon the location of the property, our experienced Solicitors will ensure that the appropriate searches are carried out and will have a two fold thought process which is that you are never caught out by anything that should have reasonably been done in the first instance, however, also bearing in mind that value for money is clearly an important factor. The searches will depend upon the area in question and we will again advise you accordingly as to what searches are the most appropriate as a property being obtained in Devon clearly have different searches which are relevant to it than a property being bought, for example, in the centre of London.

We would always urge you to consider instructing an independent valuer, however, a valuer will be instructed by the mortgage company, but it is fair to say that an independent valuation is more likely to reveal an in depth study of the property and may lead to you being able to negotiate a better price with the seller.

We will then arrange for exchange of contracts to take place and thereafter completion. Once the survey and searches and all relevant enquiries have been undertaken and a mortgage offer has been obtained the normal procedure is for the contracts to be exchanged between the Solicitors and at this point the contract becomes binding and the buyer is committed to purchasing the property and if the buyer changes his mind then he will be liable to compensate the seller of the property.

When completion takes place, the transfer of ownership in the land is formally undertaken and the buyer now becomes the recognised owner of the land.
